We have 171.5 acres MOL of mostly bottom land available located about four miles west of Clifton, Tennessee.  This land is located in Wayne County and will make an excellent farm, ranch, or five and six acre tracts.  Of course, if you just want to build in the middle of it, it would make a fantastic one owner home location.  This parcel can also be sub-divided into many smaller parcels.  Approximately 75 acres of this land has recently been planted in pine (approximately 40,000 pine saplings) which are well suited for this area.  The planting was accomplished on the hilly sections of the property, leaving the bottom land available for pastures or another use.  This land was logged over six years ago and most of the trees were removed, which is the reason for the pines having been planted.  There is at least one dry-weather spring, maybe others, located within the property.  Also, there is a wet weather branch on the property.  There are many deer and turkeys living in this area.  The Tennessee River is approximately four miles north of the property.  This property is NOT located in a flood zone.  There are many, many building sites on this property.

There is a wet weather creek running through the property and so far we have located three springs on this property.  These springs had running water in the driest part of the year, so they should be functional for the entire year.  Most of the trees have been removed from this property so there will be very little preparation in order to have a building spot prepared.  The purchaser will be responsible for obtaining water (usually a well) and sewer (septic system).  Electric power and telephone service is currently available near the borders of this property.
